About Us

Since opening North West London, Home Studios 4U, has rapidly grown to become one of the largest lettings and management companies in the area specialising in DSS/Housing Benefit lets.

Within our team, we have over 50 years’ experience combined in the property sector. We are therefore extremely proud that many landlords and property investors alike, whether they have one property or a large portfolio, have entrusted us with managing their valued assets.

Our core principles, and the success behind our growth, is to provide a transparent, honest and personal service to all our clients.

Similarly, we strive to provide our tenants with a clean, safe and well-maintained home, helping to guide each individual, and their Landlord, through the minefields associated with Housing Benefit rentals.

Here at Home Studios we work hard to look after our tenants and to make sure their lives are as easy and hassle free as possible from the moment they contact us to when they vacate at the end of their tenancy.

All prospective tenants are required to register their details with us before we carry out any viewings. This helps us to match applicants with suitable properties that meet their individual needs.

As we only specialise in lettings to tenants in receipt of DSS/Housing Benefit, all applicants are required to have the following documents available so that we can assist:

  • Valid Passport or a valid Residence Permit
  • National Insurance number
  • Last 3 months’ pay slips
  • Last 3 months’ bank statements
  • Details of any current Benefits received (e.g. Jobseekers, Income Support, Pension)

Additionally, all applicants are required to have funds to pay towards a security deposit, rent in advance and our professional fees for initial and ongoing assistance with the benefit claim. We will advise you of all the relevant fees before we carry out a viewing.

Once we find you a property which you are happy with, we will assist you with completing and submitting the necessary paperwork to the local Housing Benefit or Universal Credit office.

All prospective applicants can call our office on 0203 348 6000 to arrange an appointment. Alternatively, you can register your interest by using our online form or simply walk in Monday to Friday between 9:30 am to 5:00 pm.

As part of our services, we carry out regular inspections of all our properties. These usually take approximately 15 minutes to complete and ensures that your property is kept in its best condition by enabling us to carry out necessary maintenance works. In between our inspections, we will also deal with, in a timely manner, any maintenance issues which you report to us.


We appreciate that our landlords have other commitments which is why Home Studios aims to provide a comprehensive service to its Landlords ensuring they obtain the maximum rent for their properties with the least involvement necessary.  We provide the following services:

  • Vetting prospective tenants
  • Conducting viewings
  • Carrying out inventories
  • Collecting and administering tenancy deposits
  • Rent collection and providing reports
  • Maintenance, periodic inspections and carrying our repairs
  • Guaranteed rent services
  • We also provide all the above services under our block management service for small to large blocks of flats


We are also able to provide the following additional services:


  • Builders / decorators
  • Plumbers / electricians / gas engineers
  • Cleaners
  • Gardeners
  • Commissioning EPC and gas/electrical certificates
  • Fire risk assessment
  • Supply and install appliances and furniture
  • Evictions
  • Assisting with ‘established use’ applications
  • Advising on HMO matters
  • Reception / security services

We also provide a Letting Only service for Landlords who wish to deal with the day-to-day management of their property.  In this instance, Homeseekers 2 U will vet and supply a tenant and provide all necessary paperwork in order for the tenant to make an application for Housing Benefit.  Should any problems arise with the housing benefit claim during the tenancy, Home Studios will assist the Landlord as required.
